  Few questions to think about before choosing a property.
  
  How attractive is the location of the property for potential tenants? 
  
  What is the average rental price in the location? 
  
  Is the popularity of the area rising or it going down? 
  
  Is there enough of job offerings in the area and people are attracted there or people are leaving the area?
  
  Has the owner full rights to sell the property or are there any burdens or other co-owners? Document of exclusive ownership, multiple owners?
  
  Is the area clean, safe, without much noise? 
  
  For apartments on higher floors: is there an elevator or only a staircase?
  
  Are people living around decent neighbors?
  
  When was the real estate built and when was it renovated?
  
  What needs to be renovated?
   
  Which furniture needs to be purchased or replaced? 
  (Estimate how much it will cost to renovate the real estate. Replacement of windows, electricity cables, lights, repairing of the walls and painting them, floor reconstruction, entrance and interior doors, kitchen reconstruction, restroom and bathroom reconstruction. Furniture for each bedroom - bed, wardrobe, table. Kitchen - refrigerator, stove, table and chairs. Toilet and bathroom: new tiles?, toilet, shower, washing machine, sink, etc. ..)
  
  How much could be the bank's evaluation of the property? 
  
  Would the bank give me mortgage for this property?
  
  Look also behind the walls, ask about state of the electrical wiring, water pipes, sewerage.
  
  What were the average monthly costs and how many people were living there?
  
  If I want to rent this property, how much time and money would I have to spend to get it ready for tenants?
  
  If the property has cellar, is it water free or is the water leaking inside when there is long and heavy rain?
  
  It is good idea to take some pictures of the property.
